Its not a matter of the Buyer having a Prayer or not, its the issue that you made an ambigous home inspection report. If in one place you are calling it a Fair Roof, and in another you are saying "end of its useful life" you have a confusing report. And since you are the Home Inspection Professional it your job to give a non-confusing report. As a practical matter, its probably going to end up in Small Claims Court, and the people judging it are to be everyday lawyers like the people here on Toxlaw. And well... so far 2 of 4 would find you Liable, and 1 of 4 wants more information, and the other 1 in 4 thinks that the person really liable is the Buyers Attorney. So, 50%/50%... do you feel lucky? (Ok the Lawyers on this Board know there is more to it, but I don't feel like giving this guy any more free help. If you do, feel free.)
