    If you want to break the lease without cause prepare for a
    lawsuit. On the other hand, you can probably buy them out,
    which is probably what you would expect from a tenant who
    wants to break a lease.
    I mean, what in the heck do you think written contracts are
    all about?

    If I was in Washington I'd do this one pro bono just to ruin
    your day.
