Quick Disclaimer... Talk to a WA Attorney.
General thoughts... What does your Lease Agreement Say? Are
the Children parties to the Lease? Does the Agreement allow
the Parents to sublease?
My working argument is going to be the Parents abandoned the
House and therefor you have the right to reenter, and the
Children are in possession.
It would depend on the Parent's response and the Judge and
what the Lease Says. And WA Law.
You should discuss your concerns with your tenants and tell
them that you are willing to terminate the lease. Then see
what they want.
Personally, I wouldn't care because I know 21-y.o. who are
very responsible and 50 y.o who are trash. But I understand
your fear.
