Which State do you live in?
Each State has their own Laws regarding rental property
Did they do any damage to your RE property/house or do they
just owed you rent?
How long did they live for free and how much do you think they
owe you?
You are lucky they moved on their own
Tenants will stay for at least 3 months without paying rent,
when you let them, (you have to serve eviction notices
a.s.a.p. when they fail to pay their rent the first time) plus
the time you have to wait for the Court to set the date if you
file a Summons and Complaint and than after you won the
judgement against them and you are expecting the Sheriff to
come and give them 5 more days, they present the Sheriff
with 'An automatic Stay' which gives them from 5 to 6 months
to live for free (to get and Automatic Stay they have to
declare in Bankruptcy ...at least in the State where I live
this is what happens and it's the Law and you cannot change
locks or try to push them out or you will be hit with a big
Law Suit from them, we are talking about what we
call 'Professional Tenants'.
Judges most of the time they consider tenants 'the poor'
and Landlords/owners, rich and wicked that never did anything
for the tenants (yeah sure, they just handed the tenant their
property valued at 100's of thousands of dollars for a few
hundreds of dollars)
They always demand new paint, new carpet, new appliances and
when they move what a disaster!
I am telling you all of this so you can learn a little about
them too
I hope they didn't damaged your property while they lived there
I never want to deal with tenants ever again, even though I
believe there most a few good tenants
Worst investment to buy property to rent it out, there is
another best investment in Real Estate it's my secret...lol
My Tenants send me to Bankruptcy and I end up losing 4 rental
houses in 2 diferent locations, that was the payment I
received from them after I replaced their windows for French
Windows, put new stucco, new roof, almost anything new, what a
fool I was
Even if you check their credit most of the time they end up
doing something wrong
