I have been in the same apartment for 2 1/2 years in A
beach community in Orange COunty, CA. I have perfect
payment history and have bee a PEREFCT tenant. I have a
great relationship with my property manager.

Here are my questions:

1) The unit could finally use a new coat of payment after
2.5 years...is the landlord required to pay for painting
it, or can I ask to split it 50/50??

2) I live above 4 garages that belong to the other units,
and they are EXTREMELY noisy when they open and close,
waking me up to the point that I think an earthquake is
going on. The landlord did replace the one below my
bedroom, and it's now whisper quiet. Are they required to
replace the other ones?? The one under my living room is
extremely loud as well; the other ones rarely get opened so
I will only ask to get one replaced.

3) The community washer/ dryer run off of my electricity
and Gas meter. A technician confirmed this. As this has
been going on for 2.5 years, how should I approach the
landlord/ property manager.
