There are several answers to that question, none of them conclusive. First of all, each state has different landlord-tenant laws, so it would depend on the state of the subject property. Second, I would guess that this question would not be covered directly by statutes, so it would have to be established by case law, which may or may not have come before a court in your state yet. In short, why risk it? Just mail them a notice by certified mail. Good luck, and check out the link above if you need tenant notices.
