    First send a certified letter stating your problems with the
    lanlord. If things do not change, start escrowing the money
    and give written notice of this as well. Alternatively, move
    and be prepared that she may try to sue for breaking the
    lease ... in the latter case, just make sure that your proofs
    are good (and even if you decide to move, it does not hurt to
    have documentation that you sent notification to the lanldord
    of your problems
