    You have unclean hands. You knowingly entered into an
    illegal rental agreement. No court will assist a wrong-
    doer. You have been given ample notice and you are most
    likely a tenant at suffrage with no lease rights remaining.

    If this guy is offering you $3,500 to move you are very
    lucky. Take the money and look for another garage.
