I hate to say it, but being a landlord makes you jaded pretty quickly, because dealing with tenants is a nightmare. One site I like for landlord forms is EZ Landlord Forms, because they have state-specific lease forms and eviction notices, etc. and summarize your state's landlord-tenant laws. In the future, definitely screen the he11 out of your tenants, and make sure you pull their credit reports and talk to their bosses and current landlords.
