Read your lease and Google "Landlord + Tenant + Your State"
for the laws regarding leases.
Some states have an "implied warranty of habitability" law.
Basically, if the landlord breaks his/her obligation to keep
the premises in a reasonable condition, you may withold part
or all of your rent until the landlord makes all necessary
repairs. You may also notify the landlord that you are going
to make the necessary repairs (i.e. get a new fridge) and
deduct the cost from your rent.
However, in either case, you must notify the landlord in
writing and give him/her reasonable time to make the
repairs; and keep all receipts should landlord later decide
to sue or evict. Again, check the laws in your state.
