    I am eight months into a 12 month lease. In Dec the roof
    starting leaking due to the heavy snows on the roof. We
    have had several snowstorms since. The dining room has
    flooded twice damaging a table. I alerted the landlord
    with a Tenant Request for Maintenance back in Jan. There
    are times you can detect a burning smell as you enter the
    dining room. Also, the breaker trips all the time and we
    have to go three flights to the basement to turn it back
    on. We have also had problems with bats and the manager
    has entered the apartment on more than one occasion
    without notice or without ringing the bell. I have mailed
    him a Termination of Tenancy that I will be vacating the
    premises. Have I followed procedures? Do I have legal
    right to break the lease and what about the deposit? I
    have also requested a copy of the lease numerous of time
    and have never recieved.
