Post: Signed lease yesterday, Today, lease is null and void

Posted by Cliff on 7/23/07
Hello everyone,
Yesterday, I went to see gorgeous, beautiful 1700 sq.ft.,
two bedroom, two bath, with garage, condo in a community for
55 years and older, convenient to major highways, in
Odenton, Maryland.
Met with the owner of the condo, agreed on the rent, and
signed one-year lease for whatever conditions she set
forth, i.e. if check is bounced, or delayed, there will be
$1000 penalty, etc. I gave a check in the amount of $1860,
for security deposit, which will be returned to me two weeks
after the completion of the lease. Also, I agreed to pay, in
advance, on the first day of my lease, a month's rent, in
the amount of $1860. All the items I just described are
spelled out in the lease.
I went home, celebrated, made new commitments, planning,
etc. to move.
The owner called today, and said there is a buyer for the
condo. She said that I have a first shot of buying the condo
at the same price as the other buyer's offer. Then I asked,
what about the lease we signed for rent, and she said the
lease is null and void because her sister is half the
co-owner, and she is the other half co-owner. and also she
is the executor of the condo, which originally belonged to
her father (now deceased). AND because her sister did not
sign the lease, nor was it notarized, the lease is null and
void, and she said she is going to return my check by mail
today, and that's the end of it. She doesn't want to talk to
me anymore.
I feel there is no fault of mine, what is my recourse? After
the fourth week of August, I have no place to live.
If I go to attorney, where do I find one who specialize in
individual residential lessee's lease only? What do you
think I should have done, and what should I do? In case if
you know a specific attorney who is able to enforce this
lease, please give me the name.
Please guide.
