Your tenant could withhold rent until the repairs are made.
You'd get the rent, but he could make you fight him for it.
Most landlords do an annual inspection to avoid this type of
small change nonsense. This tenant has probably done this
before. There are people who live from place to place like this.
An outlet cover costs 59 cents, although I doubt that he has a
case with that. Put a switch on the exterior light, as he
could argue it is a safety matter. Anything that could be a
safety matter has to be taken care of. Unless the inspection
noted these items and that the tenant accepted them as is, it
doesn't hold legal water.
