Post: when is it too late to sue?

My husband and I bought a house 2 years ago that had been
fixed up and "flipped" to us. Included in that "flip" was
finishing an unfinished basement. After one year at the
property, the basement flooded into one of the carpeted
rooms. It turns out, our neighbor was the original realtor
who sold the property (pre-fix up) to the flipper. He
showed us a copy of the disclosure statement given to her
which clearly stated the basement leaked. She never
disclosed that information.
THE Question:
Now that we have sat on this (with a torn up basement) for
2 years, is it too late to sue?
Any advise would be much appreciated!
