Ryder is seeking a Paralegal II who will be responsible for the legal support of a broad range of real estate matters. Principal responsibility is for closing of real estate acquisitions and disposals with minimal supervision, and drafting and negotiating terms of leases with landlords and prospective tenants with minimal supervision.. Manage legal aspects of the purchase and sale and leasing of properties.
Responsible for the preparation of legal documents for a variety of real estate projects with minimal supervision. Negotiate and interface with Ryder's Property Vendor, brokers, owners, attorneys, surveyors, engineers, governmental entities such as tax, assessment, county clerk's office, Department of Transportation, and Ryder internal departments: Asset Management, Tax, treasury, Credit and Collections, Financial Planning, and Environmental. Evaluate proposals and negotiate optimal terms in line with corporate objectives.
Conduct due diligence on proposed acquisitions, analyze, interpret, and evaluate property acquisitions and disposals. Work directly with governmental authorities to collaborate on the annexation of site for connecting to city/county utilities with little or no supervision.
Work directly with governmental authorities to confirm zoning, compliance, inspection issues in connection with construction of FMS sites with little or no supervision.
Review agreements to seek opportunities to lower costs and modify terms that are beneficial to Asset Management.
Assist in landlord/tenant issues/dispute resolution and encouragement resolution.
Initiate and conclude activity to support projects, i.e., land condemnations, rights-of-way, and easements with minimal supervision.
Intellectual Property: Coordinate trademark oppositions and negotiate optimal terms in line with corporate intellectual property objectives.
Significant interaction with internal departments, i.e., IT, International and Domestic Operation, marketing, and outside counsel and vendors.
Education/Experience/Skills/Required Qualifications:
BA or BS degree a must and a Paralegal certificate a +.
Must have at least 4 years of Paralegal experience in a commercial Real Estate environment or 4+ years of paralegal experience in an in-house corporate environment.
International transactions a plus.
