No offense intended, but it sounds like you want to squeeze
the tenant for the security deposit and vilify someone else
for it so that they get blamed. If I were you, I'd be as fair
as possible to the tenant, and withhold only what is
reasonable, and then if you don't feel like managing the unit
further just have the property manager handle it from here on out.
A few hundred dollars isn't worth a lawsuit, and when you
start being unfair to people you do business with, it has a
tendency to come back and bite you.
Best of luck, and consider having the manager just deal with
everything in the future if you don't want the headache.
