I have a roommate who paid november rent late, refuses to
pay december and is moving out on January 3rd. The lease
expires in six months. Should I wait till the end of the
lease to go to court or should I try to evict before they
move out on the 3rd. At this point I am unable to have
subleters come around because their stuff is still there.
