Post: Early Lease Termination

Hi,
I just recently signed an early lease termination letter
with my landlord due to a plethora of problems over the
past 9 months (delayed move in date due to lack of proper
permits, no heat for 15 days in December, flooding in
basement of 7 in. and slow cleanup - mold growth visible
and documented, broken intercom the entire lease term,
suspicion of entering apt without notice, kitchen sink
leaked - resulted in a huge puddle in the basement, ac
didnt work for 3 weeks in June - slow response time, and
overall terrible mgmt of the property.
The terms of the lease termination is that I would have to
pay Sept rent if the apt. is not rented. They have
contracted with a realty co. to list the apt., but over
2.5 weeks only 1-2 people have viewed it despite the fact
I have referred ~15 people to them to view the apt., the
realty co. does not have working keys to the
building/apt., one individual at the realty co. referred
an interested party back to me to arrange to view the
apt., the realty co. listing of the apt. is littered with
spelling/grammar mistakes, provides misleading/odd info
("halls to be renovated soon!" - the halls they refer to
are the building halls, not the apt.), and fails to point
out the positives of the apt (dishwasher/central air/heat,
granite countertops, newly renovated). Also, the landlord
has been unresponsive to my complaints for one week so
far. Additionally, I have advertised the apt on Craigslist
to assist with the process. Overall, everyone has been
very unresponsive to the urgency of the matter.
If the landlord doesnt find a tenant by 9/1 and I'm
responsible for rent, is there a way to fight that in
court since it seems they are making a blatant attempt to
ensure it doesnt get rented - I have emails and
interactions proving all of the info above. Thanks for the
