Van Valkenburg v. Lutz was the case in my property book that
gave the factors for adverse possession. You need to check
to see what your state's time period is. 20 years is a long
time though. Some states may be as few as 10 or 20. There
are 7 or so factors, see how many your neighbor satisfies-
open, natorious, continious, etc...
