Post: Help! I need answer ASAP. forclosure condo. dirty title

I brought forclosed NYC condo for back common charges for 90k cash. At 1st closing, title co. discovers tax lien. One week later, condo agrees to pay tax lien, since there was a surplus from the auction. At 2nd closing, title co. now discovers 250k judgement against a person with same name in same building. Searching with Supreme court I locate 250k judgement, listing same name of person, same building, but different apt #. I now call in a 2nd title co. they also say they can't be certain that the person listing in the different apt is not the same person from my apt, so they can't give me clean title. They say that condo should have listed the 250k judgement in their foreclosure judgement. But now I have two choices. 1. 250k judgement can be renewed next year, if company bringing judgement does so. However, company seems to be no longer in buisness. So I could sit and wait then reapply for title one month after. 2. Have the condo file for short foreclosure. Condo says not their concern, can you believe that! Condo says I can file short foreclosure. Procedure could take 2-3 months. Is this the way to go or is there a better way?
