Where a person dies with no will, the state's intestate
succession laws govern.
What was your father's state of residence when he passed?
In whose names were the deeds to the real property? How was
the property held (i.e. Joint Tenants with Right of
Survivorship (JTROS), Community Property (C/P), Joint Tenants
in Common (TIC)?
