Post: adverse possession

My grandfathter has maintained of parcel of ground
adjoining his property for the past 40 years. He has
added top soil to the adjacent property as well as planted
trees and shrubs and all other maintenance i.e. mowing the
grass and seeding the lawn. Now the after 40 years the
owner has come to him and offered to sell him the land for
1000 dollars. Is he able to acquire this property through
adverse posssession.
