    Good luck on all points. Best bet, forgetit and move on. If
    you have their security deposit, that should help defray some
    costs to you. Trying to collect a judgement from dead beats is
    like trying to raise the dead. Get your self a primer course,
    and hire a real estate attorney to handle this for you in the
    future. Good luck!
